The estimate covers an ordinary purchase of 100% of residential property by individuals. It does not calculate foreign-purchaser surcharges, companies or trusts, mixed purchaser eligibility, partial interests, linked transactions, gifts, related-party transfers, off-the-plan concessions, pensioner or hardship concessions, grants, commercial property or mixed-use land.
First-home relief is applied only when you confirm that every purchaser meets the official eligibility rules. Your conveyancer or revenue office determines actual eligibility and liability.
Registration charges and private service costs are not part of the duty calculation. Enter current quotes or official figures where possible. Investment tax results assume any rental loss can offset income at the entered marginal rate; actual timing, deductibility and apportionment can differ.
The investment projection holds rent, costs and rates constant, compounds the entered property-growth assumption and shows sale equity after selling costs and the remaining loan. It excludes accumulated cash flow, capital gains tax, refinancing and changes in ownership.
